It’s not easy to get the density right, keep the layouts practical, and make sure the build quality holds up across multiple homes. This Glenfield project was no different. We were tasked with building four new units on a compact suburban site, delivered steadily from foundation to handover with a clear focus on creating great value for money for potential first home buyers. Thankfully, the designs were smart, and set us up for a successful project.
The Build
The homes are constructed using timber framing on a reinforced rib-raft concrete slab system, providing a solid and reliable foundation. Externally, the buildings are finished with James Hardie Linea weatherboards installed over a drained cavity system and building wrap, in accordance with NZ Building Code E2 requirements. Roofing is Colorsteel Trimrib, with matching metal fascia, spouting, and downpipes, creating a clean, durable, and low-maintenance exterior.

Performance & Comfort
All homes are fully insulated and fitted with double-glazed, thermally broken aluminium joinery. Heat pumps are installed throughout, ensuring the homes are warm, dry, and comfortable year-round. These specifications were selected to provide long-term performance and low running costs, which is particularly important for first-home buyers.

Consistency Across the Four Units
Multi-unit work lives or dies by sequencing and discipline. The crew kept the site tidy, coordinated, and running at a steady pace, which meant fewer delays, less rework, and a consistent finish from the first unit to the last. It’s the approach we take on every development.
